What information do I need to use the calculator?
You will need three things: the loan amount you want to borrow, the interest rate you expect to pay, and the number of years for your loan term. If you do not know your rate yet, you can try different numbers to see how they affect your payment.
Does the calculator include property taxes and insurance?
No. The calculator shows only the principal and interest payment. Your actual monthly payment to your lender will also include property taxes, homeowners insurance, and possibly mortgage insurance, depending on your down payment and loan type.
Can I use this to compare different loan terms?
Yes. Try entering the same loan amount with different term lengths, like 15 years versus 30 years. You will see how a shorter term means a higher monthly payment but less interest paid overall, while a longer term spreads the cost across more months.
